 A/C MAINTENANCE AND CARE

Please cover your air conditioners with an approved A/C cover before winter and ensure you secure it around the bottom so it doesn't blow off.  This will greatly assist in keeping the winter debris from shortening the life of the air conditioner.  Brand new A/C covers were provided to those who needed one last year.  If you previously did not receive a cover please contact Phoenix Property Management and a cover will be provided at no cost to you.  

In the spring you will need to remove and store the cover prior to turning on your air conditioner.  Only one cover will be purchased per unit so please be sure to store for use next year. 

IMPORTANT CLARIFICATION According to the contractor for our air conditioners we should NOT use a normal tarp to cover the air conditioners since it could allow moisture to build up and possibly damage the unit.  If you have a cover designed for an A/C it should be fine.  If you were planning on using a tarp please contact Phoenix Property Management and let them know you need an air conditioner cover.  If anyone needs assistance in putting the cover on the A/C please let us know.

BULLETIN BOARD 
The  bulletin board is located near the Glastonbury Avenue entrance next to the mailboxes for the 100 building.  This bulletin board is for Board of Directors postings only.  Important information such as meeting notices and announcements will be posted there. 

ALUMINUM WIRING PROJECT INFORMATION 
It has come to our attention that all of our current unit owners may not be aware of some issues regarding the recent wiring project. Please take a moment read the article regarding the project and contact the Board of Directors or the Property Manager if you have any questions.

Cedar Hollow condominiums were built in the  early 1970’s with aluminum wiring.  In  order to maintain our Master Policy at favorable rates all units were required  to have only the procedure of Copalum Crimping. This procedure is quite  specific and not a procedure all electricians are familiar with. A special tool  must be obtained from Tyco. In this  procedure, a crimp is made joining aluminum and copper wires, crimping a small  cylinder over the two wires with Tyco’s tool. The copper wire is then attached  to the end device, such as appliances (including disposals), furnace switches,  and all switches and light fixtures that were originally wired when the unit  was built (this may not apply to finished basements as many were wired  subsequent to the use of aluminum wiring).   The Copalum Crimping (aluminum wiring remediation project) was completed  in all units as of October, 2007.

It is  imperative that when replacing appliances, outlets, switches, etc. the Copalum  Crimp not be disturbed (i.e. wires should be cut so that the crimp remains  intact after the new device is attached). Please ask electrician if he has experience with aluminum wiring.   If the Copalum Crimp is disturbed, the only  alternative, short of finding a Copalum Crimping qualified electrician with the  tool, is to run a new cooper line to the device. Many Unit Owners have done  this when new appliances are replacing old ones.  Please ensure that licensed and insured electricians service your unit’s electrical needs, necessary permits are obtained from the  town.

REMODELING PROJECTS IN GENERAL 
Remodeling Projects that entail, altering the basic  footprint of a unit is not allowed.   Any major renovations or remodeling require that you  contact the association and obtain any required permits from the Town of Rocky Hill.   Plumbing and electrical work also require a proper Town Permit.  As with all projects, please ensure that your  contractor is both licensed and insured and that thisinformation is on file with the management company.  

LAWN CARE
We hire lawn care professionals.  They come once a week for general mowing and maintenance of the front beds.  Owners are not to plant in the front beds but may do plantings in the back area as described in documentsPlease do not ask vendors for special favors; call management if you have concerns or questions.  

TOWN OF ROCKY HILL TRASH DISPOSAL RULES 
The attached document below describes the various methods of trash disposal by the Town of Rocky Hill.  This includes a list of what items can be recycled, items which cannot be placed in the trash, bulk waste collection, and information on the Transfer Station.  If you have a large item (i.e. furniture, tv) to dispose of please schedule a pickup by contacting the town by calling the Public Works office at (860) 258-7709.  They will pick up any item allowed at the Transfer Station.  Please read the information below for further information.  You may place bulky items in parking space 382 next to the green dumpster in the 200/300  area but not before calling for pick up.
