Unit Owners,
Please find attached several important Cedar Hollow documents for your review. There are four documents attached which will also be posted to the website shortly.
The first document is a letter from the Association's insurance company regarding our Condominium Master Insurance Policy and it also contains suggestions for all unit owners. It is important that all unit owners fully understand what is and isn't covered by our Master Insurance Policy.
The second document describes some of the changes in law in regards to insurance coverage which are part of the Connecticut Common Interest Ownership Act which was recently amended. These insurance changes were effective July 1, 2010 so it's important you carefully review this information and adjust you own personal coverage if applicable. It also mentions the Cedar Hollow Maintenance Standards which is a separate document also attached.
The thirddocument describes a standard Cedar Hollow condo which is referenced in the letter from the insurance company. In the event of a disaster our Master Policy would only cover the cost of rebuilding a condo to the standard unit as described in this document. Any upgrades made to the condo would not be covered so it it important that your own insurance policy provides that coverage.
Finally, the fourth document describes the Cedar Hollow Maintenance Standards. The failure by any unit owner to follow the written Maintenance Standard which causes a common expense to the Association will result in an assessment against that unit owner for the portion of that common expense in excess of any insurance proceeds received by the Association.

HOME OWNERS ASSOCIATION (HOA) FEES
Our monthly HOA fees are currently set at $360 and are due on the first of each month. Payments received after the 10th of the month are subject to a $25 late payment charge and $10 statement charge. Any account two or more months in arrears will be forwarded to our attorney for collection resulting in additional legal fees which will be the responsibility of the unit owner. The bulletin board has been installed near the Glastonbury Avenue entrance next to the mailboxes for the 100 building. This bulletin board is for Board of Directors postings only. Important information such as meeting notices and announcements will be posted there.
